West Derby Project

The client wanted to renovate the property before moving in and to build a new rear extension to increase the ground-floor living space.

They also wanted additional parking spaces in front of the property.

This front photograph shows the new parking area created in place of the front lawn, as well as the new front door and frame that we installed.

We commenced this project in July 2025 and completed it in September 2025.

Extension – Living Space

Planning permission was required due to the size of the extension.  Crafted3 consulted with the architect and structural engineer to ensure the build commenced as soon as possible and was carried out in accordance with the plans.  Crafted3 managed the building regulations compliance process.

Whilst preparing the footings, we uncovered a segment of roadway from the military camp that was previously located on this site.  This required us to adjust the planned footings, with the agreement of the structural engineer and in accordance with building regulations.  This did not cause any delay or additional costs to the client.

Our work included opening up previous French doors, blocking up the window to the utility room, and completing groundwork preparation, including re-routing drainage and building with a pitched roof featuring roof-light windows and a full glazed wall to the outdoor area.

The outdoor area has also been updated with a porcelain tile patio

Kitchen / Dining Area Renovation

The project included the complete renovation of the kitchen and dining area.  Removing a wall to create an open-plan living area and connecting it through to the new extension.

The entrance doorway was also widened to accommodate double doors, creating a more open and airy feel to the hallway.

We also provided and installed a beautiful, luxury herringbone floor throughout the entire downstairs area, which is self-levelled.

Kitchen (supplied by Wren Kitchen – installed by Crafted3)

We carried out the complete installation of the kitchen and utility room, including a full re-wire and provision of luxury lighting throughout.  This included LED lighting under the quartz worktops and an LED-lit entrance to the new extension.

Hallway

We opened up the understairs area and moved the electrical board from the downstairs WC to a custom-built housing under the stairs, designed to match the finish of the new media wall we also custom-built in the lounge.

We added wainscotting and wood panelling to the hallway, stairs, and landing, and installed a new front door.

New radiators were also installed throughout the renovation.

 

Downstairs WC

The downstairs WC was remodelled to the client's personal specification, including a new suite, custom tiling, and a luxury hand towel radiator.  The herringbone flooring has been used throughout to ensure a seamless transition between rooms. 

As previously mentioned, the electrical board was relocated from this room to a bespoke storage cupboard, where it is kept out of sight, along with the security alarm panel.

Bathroom

To enable the client to have a larger bathroom, we moved the interior wall, extending the room and added a shelf area to run behind the new free-standing bath.

The room was rewired and completely re-plumbed, including the provision of new drainage for a shower to be added.

Crafted3 carried out the complete installation of the bathroom to the client's specifications, including all appliances, fittings, electrics, lighting, and heating.

A new floor was also installed to ensure the structural integrity and level aesthetic appearance of the new tiles.
